Booking Conditions
● Reservations are subject to availability and payment confirmation.
● To confirm a reservation, the guest must make the respective payment according to the provisions for each accommodation.
● Rates for booking, security deposits, cleaning fees, or others are those advertised at any given time on the page of each accommodation.
● A damage deposit (caution) is required for all accommodations to cover potential damages to the property and/or condominium.
● The security deposit amount will be withheld during check-in for in-person arrivals, or within 48 hours before the start of the reservation via online for express check-ins.
● No amount will be debited from guests; it consists of a hold that prevents access to those funds until the hold is canceled.
● If no damage occurs during the stay, the deposit will be canceled after check-out via the same credit card, occurring up to 7 days after check-out.
● If the property is not in the same condition, the deposit amount will remain withheld until payment for the damaged items is made.
● Reservations are subject to cancellation if a deposit authorization cannot be completed; guests must ensure their credit card is valid and has sufficient funds.
● If the deposit cannot be held, you will be notified via email or SMS and will have 12 hours to try another payment method.
● All prices include VAT at the legal rate in force.
Payment Options
● Payments can be made using American Express, Visa, or MasterCard credit cards.
● Guests are also subject to special rules available at each accommodation.
Pre-check-in
● Upon booking completion, the holder will receive an email and/or SMS from AL Cais 75 with confirmation and important information about the stay and additional services.
● Guests will be asked to fill out an Accommodation Bulletin, which is essential for stay preparation.
● The bulletin requests the arrival time, total number of guests (to provide adequate linen/towels), and mandatory information for foreign and border services.
● Guests must indicate the exact number of people in the Bulletin.
● The number of guests specified in the reservation cannot exceed the number of guests present in the accommodation.
● If the limit is exceeded, AL Cais 75 - Studios & Suites reserves the right to require guests to leave without compensation or refund.
● AL Cais 75 is not responsible for incorrect or missing information in the Accommodation Bulletin.
● Any attempt to alter or violate the original information will invalidate the Bulletin and result in potential cancellation.
Cancellation Policy
● After booking confirmation, the following fees apply for cancellations:
○ Guests pay 100% of the total value if canceled less than 02 days before check-in.
○ Guests pay 100% for NON-REFUNDABLE rates in case of cancellation or no-show.
● In case of overbooking, the guest accepts that AL Cais 75 may relocate the reservation to an accommodation of the same category without additional costs or right to compensation.
Conditions of Stay
● The reservation holder must be at least 18 years old and remain at the accommodation throughout the stay. [cite: 26]
● Minors under 18 can only stay if accompanied by an adult who is the reservation holder.
● The holder must provide a valid address, telephone contact, and email address.
● Pets are not allowed. AL Cais 75 reserves the right to evict guests without refund if a pet is found inside.
● Smoking is not permitted inside the accommodation.
● According to the Schengen Agreement, foreign guests (non-Portuguese) must be reported to border services via the Accommodation Bulletin.
● Guests must notify AL Cais 75 of any damages to the property or equipment occurring during the stay.
● Failure to notify may result in the guest being held responsible for damages.
Additional Services
● AL Cais 75 offers extra cleaning services.
● If a guest notices a health or safety risk, they must inform AL Cais 75 immediately.
● Upon leaving, guests must ensure windows are closed and AC, heating, TV, and lights are turned off.
● Guests MUST ensure the main building door is fully closed and locked!
Liability
● AL Cais 75's service is legally limited to its accommodation and the relationship with guests during the stay.
● AL Cais 75 is not responsible for external occurrences (noise, construction, neighbors) unrelated to the accommodation.
● Photos and descriptions are produced by AL Cais 75; minor changes may occur compared to website photos.
● No refunds or transfers will be made based on the appearance of the neighborhood or surroundings.
● AL Cais 75 is not liable for direct or indirect damages during the stay (personal injury, theft, fire, misconduct, etc.) or utility failures (water, electricity, internet).
● Criminal behavior or thefts must be reported immediately to AL Cais 75 and the police.
● AL Cais 75 is not liable for delays or accidents related to third-party suppliers.
● Failure to comply with terms or cases of misconduct allows AL Cais 75 to require guests to leave without refund.
Legislation and Fortuitous Events
● This contract is between the guests and Santana & Machado Lda (AL Cais 75).
● This agreement grants permission to occupy the accommodation; guests are not tenants and do not have exclusive possession.
● If an accommodation becomes unavailable due to unforeseen circumstances (e.g., water leaks), AL Cais 75 will attempt to relocate the guest.
● If the guest does not accept the change, a refund for unused days will be provided, but no additional compensation.
● AL Cais 75 is not responsible for the theft of objects left in the accommodation.
Changes and Applicable Law
● Santana & Machado Lda reserves the right to update terms at any time.
● Using the service implies acceptance of changes.
● These terms are subject to Portuguese law, and Portuguese Courts have exclusive jurisdiction.
